PROJECT CONSULTATION
Built with pride. Finished with purpose.
Internal appointment roadmap. Open only the stage you need while you move through the home. Use the prompts conversationally; record the actual decisions and field information in the Consultation Guide.
1. INTRODUCTION + PROJECT VISION
Goal: Understand why the homeowner wants to remodel and what success looks like.
- What made you decide to remodel now?
- What bothers you most about the current space?
- What do you want this space to feel like when it is finished?
- Is this primarily about function, appearance, comfort, resale value, or a combination?
- Are there any features or problems you already know must be addressed?
2. LIFESTYLE + HOW THEY USE THE SPACE
Goal: Understand how the homeowners actually use the spaces included in the project.
- How do you currently use each space included in the project?
- Are there storage issues?
- Are there morning or evening routines we should design around?
- Does anyone in the household use the space differently from the others?
- Does any space serve more than one purpose today?
- Are there features you have seen elsewhere that you have always wanted?
3. CONSTRUCTION LOGISTICS
Goal: Determine how disruptive the project can be.
- Do you plan to remain in the home during construction?
- Are alternate spaces available if part of the home becomes temporarily unusable?
- Are there any daily-use spaces or utilities that must remain available?
- Are there children or pets in the home?
- Does anyone work from home?
- Are there HOA, gate, parking, access, noise, or work-hour restrictions?
- Would you rather keep portions of the project usable, or complete larger areas as efficiently as possible even if they are temporarily unavailable?
- Phased construction
- Whole-project / larger-phase construction
- Further evaluation required
4. SPACE WALKTHROUGHS
Goal: Walk each project area with the homeowner and capture how it works today, what changes, and what matters most.
Each space is part of the BJZ project record. Name it, choose a category, then use only the capture modules that apply. The space stays tied to scope, measurements, selections, photos, and the eventual bid.
5. DESIGN INSPIRATION
Goal: Use the presentation to learn preferences, not sell preset packages.
- Warm Modern · Hill Country · Modern Resort · Signature Ideas
- What immediately stands out? What do you like / dislike?
- Which materials and colors feel right?
- Too modern, traditional, dark, light, busy, or simple?
- What elements would you combine from different examples?
- Strong likes/dislikes · materials · colors · lighting
- Cabinetry · tile · fixtures · signature ideas
6. SITE CAPTURE + FIELD DOCUMENTATION
Goal: Fully document existing conditions.
- Existing-condition photos · video walkthrough · Polycam scan
- Overall dimensions · ceiling heights · doors · windows
- Plumbing · electrical · shower / tub · cabinetry · closet dimensions
- Attic / access review · exterior conditions where relevant
- Moisture or thermal inspection where appropriate
7. BUDGET + EXPECTATIONS
Goal: Understand expectations without turning the entire meeting into a budget discussion.
- Have you established a target investment range?
- Where would you rather spend more?
- Where would you be comfortable simplifying?
- Is there a hard deadline or event?
- Is speed more important, or minimizing disruption?
- Any specific products or materials already selected?
8. PROJECT APPROACH
Goal: Explain what happens next.
- Preliminary scope development · design direction · trade review
- Material and fixture selections · allowances if necessary
- Permit review if necessary · construction sequencing
- Proposal development · schedule after scope and selections are finalized
Do not promise a final construction duration during the initial consultation unless the complete scope and product lead times are already known.
9. CLOSEOUT
Before leaving, confirm:
- Main project goals · preferred design direction · must-haves
- Major dislikes · construction occupancy plan
- Target timing · budget expectations · major unknowns
- What JOZAY will provide next
- What information or selections are still needed from the homeowner
MEETING COMPLETENESS
Automatic status based on what has been captured in the Consultation Guide.
Internal conversation guide. Keep it natural and conversational, and use only the sections that apply to the spaces included in this project.
Expand only the inspiration directions worth discussing. Multiple categories can be kept if the client responds to a blend.
